What is Surfactant Leaching?

Surfactant leaching is a phenomenon where water-soluble surfactants in latex paint migrate to the surface during drying, leaving tan, brown, or glossy streaks or spots. It most commonly occurs when paint is applied in cool, humid conditions or when rain or dew contacts fresh paint before it has fully cured. The streaks are water-soluble and can usually be washed off with water once the paint has fully dried, and the discoloration does not typically recur.
